Interior concrete floors work well in Colorado homes, largely because the dry climate suits them. But bare concrete is not a finished floor. It needs a finish, and the finish you choose decides the cost, the comfort underfoot, and how much upkeep you sign up for.
This guide covers what living on concrete is actually like including the parts people complain about, and what it costs to do properly.

General industry ranges for Colorado, not 4 Corners quotes. The single biggest variable is the condition of your existing slab and how much grinding it needs. A free on-site assessment is the only way to get an accurate number.
Compared with hardwood or tile, the material is already there. You are paying for preparation and finishing, not for a new floor.
The Finish Options
Polished concrete. The slab is progressively ground with finer diamond abrasives and densified with a chemical hardener, then sealed. The shine comes from the concrete itself, not from a film on top. It is the most durable option and the one that looks most intentional in a modern home. It also exposes whatever is in your slab, aggregate, color variation, old patches, which is either the appeal or the problem, depending on your taste.
Stained and sealed. Acid or water-based stain drives color into the concrete, then a sealer protects it. Acid stain gives a mottled, leathery, unrepeatable look. Water-based stains give more consistent, more predictable color. Both are film protected, so the sealer wears and needs redoing.
Sealed only. A penetrating or film sealer over the raw slab. Cheapest, and honest if you like the industrial look. It will still show every mark.
Coated. Epoxy or polyaspartic over a ground slab, in a solid color or with a decorative flake. This is the most forgiving of a slab in poor condition, because the coating hides what polishing would reveal. It is the usual answer for basements and utility spaces inside the house.
Living On Concrete: The Honest Trade-Offs
Hardness underfoot
Concrete does not give. Standing on it for an hour to cook is noticeably more tiring than standing on wood or cork, and dropped items break rather than bounce. People solve this with rugs in the places they stand still, in front of the sink, the stove, the workbench. If you have knee or back trouble, weigh this seriously before committing to concrete in a kitchen.
Warmth and radiant heat
This is where Colorado is actually favourable. Concrete is a thermal mass: it holds temperature. In a home with south-facing windows it absorbs winter sun during the day and gives it back in the evening.
Paired with in-slab radiant heat, concrete is close to ideal, because the mass that makes it feel cold is exactly what makes radiant heating efficient. Without radiant heat, a concrete floor in a north facing room will feel cool underfoot in January. That is not a defect, it is physics, but it is worth knowing before you commit.
Sound
Hard, flat surfaces reflect sound. A large open room with concrete floors, drywall and few soft furnishings will feel echoey. Rugs, curtains and upholstered furniture fix it. Footsteps are also more audible than on wood.
What happens when you drop a glass
It breaks, completely, and the pieces travel. This is the single most common regret we hear about interior concrete in a kitchen. It is not a reason to avoid concrete, but it is a real change to daily life.
Where Concrete Floors Work Best in a House
- Basements. The slab is already there and already the floor. Coating or polishing it is the most cost-effective finished-basement floor available, and it handles the moisture conditions better than wood or carpet.
- Walk-out levels and sunrooms. Thermal mass plus direct sun is a genuine advantage.
- Open-plan living and dining, with radiant heat. The best case scenario.
- Mudrooms and entries. Snow, grit and mag chloride come off boots. A sealed concrete floor does not care.
- Workshops and home gyms. Obvious, and hard to beat.
Where we would think twice: bedrooms without radiant heat, upstairs rooms over a wood subfloor (you do not have a slab to work with), and kitchens for anyone who stands and cooks for long stretches.
Can Your Existing Slab Be Polished?
Not every slab is a good candidate, and any honest installer will tell you before taking your money.
We look for:
- Adequate thickness and sound concrete. Polishing removes material. A thin or already-delaminating slab may not survive it.
- Aggregate depth. How far down the stone sits determines whether you get a cream finish, a salt-and-pepper look, or full aggregate exposure. This is not fully knowable until we start.
- Existing damage. Cracks and patches will still be visible after polishing. They can be filled and tinted, but they will not disappear.
- Old adhesives and coatings. Carpet glue, tile mastic and old sealers have to come off first, which adds labor.
- Moisture. Testing comes before any finish, especially on a slab-on-grade or below-grade floor.
If polishing is not realistic, a coating over the same slab usually is, coatings hide what polishing reveals.
Maintenance and Resealing
Day to day, an interior concrete floor is the easiest surface in the house: dust mop, damp mop with a pH-neutral cleaner, and do not use anything acidic.
Longer term, the finish decides the cycle. Polished and densified floors go five to ten years before they need attention, and can often be re-burnished rather than refinished. Stained and sealed floors want resealing every three to five years. Sealed-only floors, every two to four. Coated floors need the least of all, but if one does eventually need work, it is a strip and recoat rather than a touch-up.
